The reality of short sales is that the bank does not typically preset a price they'll take, and many of the sellers may not even qualify for a short sale, they have to have a viable hardship.  If the reason to sell short is that you don't want to touch your 401k money, or you're upside down and don't want to pay, you won't likely qualify.  Check with an attorney.  There has to be a hardship involved.  Bankruptcy is not hardship, in fact, declaring bankruptcy in the middle of doing a short sale will self destruct the transaction.

There are a variety of reasons you don't see a lot Park City properties selling on the court house steps in an auction, but the main reason is that the bank will just bid to take them back and list them on the MLS.
