Park City pre-foreclosures and short sale properties take some patience, the negotiation with a seller can go quickly, but that seller is not the final say of whether or not the house can be sold at the negotiated price.  6 months to negotiate a Park City or Deer Valley short sale home is not uncommon, and potentially the bank will come back with a price much higher than the list price. If you need a condo quicker, I'd suggest going for a Bank Owned REO Condo already foreclosed on.

There are a variety of reasons you don't see a lot Park City properties selling on the court house steps in an auction, but the main reason is that the bank will just bid to take them back and list them on the MLS.
