Neighborhoods of Park City that have both

Residential and Vacation Homes for sale:

  • Old Town Real Estate the neighborhoods around Main Street Park City as well as the streets around the Park City Mountain Resort.  Shorter driveways, many one car garages, 25'x75' lot sizes in most cases.  Homes ages range from 1890's through today, prices from $400,000 to $20MM.

  • The Aerie - on the steep hillside to the East of Old Town off of Deer Valley Drive.  Fantastic views, homes here tend to be more contemporary than the other areas.  April Mountain is within this area as well.

  • Park Meadows - the largest neighborhood of its kind in the city limits, homes built in the 1970's through today, from $500,000 to $10,000,000.  McLeod Creek, Eagle Point, Fairway Meadows are included here.

  • Olympic Park - Adjacent to the Canyons Ski area, homes include Sun Peak, Willow Draw Cottages, and Mahogany Hills.  From the mid 500's to a few million.

  • Lower Deer Valley - The Snow Park area of Deer Valley, luxury ski access condos like Trails End Lodge, Black Diamond Lodge, La Mac, and Pine Inn.  Beautiful view condos providing good income and second home convenience surround the Snow Park Lodge.  Here you'll find The Lodges at Deer Valley, Silver Baron, Chaparral, Glenfiddich, Bristlecone, Lakeside, Fawngrove, Aspenwood, Powder Run, Comstock, Deer Lake Village, Daystar, and Queen Ester.

  • The Canyons - The Canyons Resort is ranked among the top 20 ski areas in the nation.  Condos and townhomes with a short walk to the cabriolet, or a quick bus ride to the mountain.  Most offer hot tubs, or pools, some tennis courts.  The Dakota Mountain Lodge offers a world class spa and has a chairlift to and from the gondola.

  • Glenwild - Golf homes - Nestled in a private gated 950 acre retreat with ski run views and one of Utahs premier golf courses, Glenwild contains only 200 homesites.  The clubhouse, restaurant, bar, fitness, pool, and spa are among the best in town, and right on the premises.

  • Promontory - Golf homes - Amenities!  If you want more than golf, and want to be able to get a DEAL on a home or homesite, then Promontory is the place.  7500 acres, homes, cabins, Dye and Nicklaus golf courses, a kids cabin, spa and fitness, an equestrian center, and an Outfitters Cabin for your outdoor lifestyle.  Emerging from troubled times, buyers are finding this is the best bargain, though a little further from town than they had hoped.

  • Jordanelle, Tuhaye - Tuhaye, a Talisker property, is just 15 minutes from Park City.  A Mark O'Meara bent grass course, views of the Deer Valley ski resort, and onsite amenities including a spa, pool, fitness, as well as member access to Deer Valley on mountain amenities and restaurants.

Vacation home neighborhoods in Deer Valley and Park City

  • Upper Deer Valley - With average property values around $2.5m, this area of Deer Valley offers some of the best access to the mountain.  Homes range as high as $45m for the developable Huntsman estate.  Gated neighborhoods like Bald Eagle and The Knoll Estates offer ski access and privacy.  Celebrity real estate at it's finest.  Sorry, no names disclosed.

  • Empire Pass - The newest and most luxurious properties for sale at Deer Valley are in Empire Pass.  From the Grand Lodge to the Montage Deer Valley.  Ski access is easy, lifts are out the door, amenities abound, the Talisker Club and Golf memberships are available, a master of master planned communities.

  • Deer Crest Estates - A gated luxury home community that is also home to the St Regis Deer Valley resort and spa.  Situated inside the Deer Valley ski runs, it connects Deer Valley to the Jordanelle reservoir.  Hiking and biking trails for the summer, and ski lifts/gondola for the winter.

  • The Colony at White Pine Canyon - 4600 acres of pristine land, 90% open space, 4+ acre lot sizes with room for homes, guest homes, and barns.  Gated.  Private.  Ski on and off the Canyons ski runs and leave the car in the garage.  Skiing, snowboarding...on the largest resort in Utah.  Or hike and bike the 26 mile Mid Mountain Trail, access the 400 miles of single track trails, or just watch the deer and moose in your yard.

Areas of Park City that are primarily Single Family full time residents

  • Thaynes Canyon - An upscale neighborhood similar to Park Meadows, on the opposite side of 224 between the White Barn (McPolin Barn) to the Hotel Park City Golf Course.

  • Old Ranch Road - Home to Willow Creek Estates and a variety of farm and ranch land, large lots, luxury homes and Canyons Resort views are a constant theme here.

  • Prospector Real Estate - Prospector is one of the older and more affordable neighborhoods within the Park City limits.  Most of the Victorian style homes here are primary residences, although some allow nightly rentals.  There are a variety of condos and townhomes in this neighborhood as well, including both vacation and primary residential properties.  Prospector also has professional offices, and commercial/retail including some restaurants.

  • Silver Springs - Silver Springs is conveniently located just outside of the Park City limits and within a short walk to the Redstone commercial area and to many of the community’s most popular parks.  Silver Springs is a family friendly neighborhood and most homeowners are primary residents.  Park City School District’s Parley’s Park Elementary school is located here.

  • Pinebrook real estate - The Pinebrook neighborhood is a favorite with commuters as its location provides quick access to both Park City and Salt Lake.  Most of this area is nestled into a canyon and many of the properties are forested.  Property in Pinebrook ranges from condos to large luxury homes.  Park City School District’s Ecker Hill Middle School is located in Pinebrook.

  • Jeremy Ranch real estate -Jeremy Ranch is a family friendly neighborhood in the Snyderville Basin.  Most residents are primary homeowners.  The neighborhood is centered around an 18-hole golf course, and the private Jeremy Golf and Country Club.  Park City School District’s Jeremy Ranch Elementary School is located here.

  • Trailside, Mountain Ranch Estates, Highland Estates - These neighborhoods offer a variety of properties from affordable, eclectic homes, to ranch land, to luxury mountain estates.  Many of the subdivisions in this area provide extensive ski-resort views.  The Snyderville Basin’s Trailside Park, and Park City School District’s Trailside Elementary school are located here.

  • Heber - Heber City is a small town located about 20 minutes from Park City.  Many affordable properties can be found here.  Red Ledges golf community is located in Heber.

  • Midway - Midway is a charming, small town located approximately 20 minutes from Park City. This community holds on to its Swiss heritage and this can be seen in much of the local architecture. There are several golf courses located in Midway.

  • Kimball Junction - The Kimball Junction area is the main commercial area for the Snyderville Basin. The Redstone development, with its many shopping and dining options, is located here. Most of the property for sale in this area is condos and town homes. There are a few single family homes located here.

  • Ranch Place - Homes in the Ranch Place neighborhood are mostly primary residences. This is a family friendly neighborhood located in the Snyderville Basin near Kimball Junction. This neighborhood is located in a mountain meadow and most homesites and neighborhood roads are flat.

  • Summit Park - Summit Park is located near I-80 in the Snyderville Basin and is a favorite neighborhood for those commuting to the Salt Lake Valley. Most of Summit Park is heavily forested and many homes have the feel of a mountain get-away. The Summit Park neighborhood is one of the more affordable neighborhoods in the Park City area.
